Most Common Mistakes a Buyer Makes When Buying a New Construction Home (By: Kalli Seager)

One of my favorite real estate agents to work with posted a few tips on Instagram about the most common mistakes a buyer makes when buying a new construction home. "1. Not having an agent to represent YOU! When you walk into a model home the agent sitting behind the desk represents the BUILDER not YOU! Always find someone who can represent you and will take care of all of the negotiating and communication. We do ALL negotiating and work FOR YOU! (TIP: It’s totally free to use a realtor when building or buying existing homes. The builder or the seller of the home pays ME, so having an agent represent you doesn’t cost you a DIME).


2. Not researching the community ahead of time!!! Make sure you know EVERYTHING you can about the neighborhood you are buying into. Find out about the HOA, schools, neighbors, the community layout any potential parks and and city plans nearby. This will effect your overall long term value of your home. (TIP: ask the builder to give you an overview of what the community will look like when it is built out. Also, find out all you can about the HOA rules and regulations of the neighborhood as well). Some communities with HOAs are very strict on everything from the way your yard looks to cars in the driveway etc. Make sure you are asking all the right questions.


3. Not researching the builder ahead of time as well: ‼️LOOK AT REVIEWS.‼️ This is very important. Are you buying a quality home from a quality builder? Or are you buying because you like the look of a model? This is the biggest purchase you will make in your lifetime. Make sure you know EVERYTHING you can about the home. How it’s built, the structure of the home, the upgrades vs what is included, and lastly any hidden fees builders put into their contracts. Builders can be sneaky and throw in extra fees and charges you aren’t aware of (HOA transfer fees, build fees, lot premiums… etc). It’s important to know BEFORE signing. (TIP: Go knock on a door in the neighborhood you’re looking into and pick their brain, they will tell you how their experience was).


4. Last but not least! Not getting a home inspection. The most common mistake a buyer makes is not getting a home inspection on a new build. Believe it or not inspectors can find more issues on a new construction home vs a existing home. I’ve seen this to be true with almost all my clients I’ve helped. Always hire a inspector who’s been in the business a while and knows what to look for. (TIP: a friend of yours who’s been in construction may not be able to find the little things any regular home inspector can find). Not finding the small things will cost you more money in the long run.
