Victoria Concordia Crescit: Victory Through Harmony

When it comes to two or more people in a business transaction, things tend to go better when there is harmonious movement towards a beneficial direction. That is what we want to do here at Momentum Loans. Our purpose is to help you achieve your homeownership goals through providing elite service and a plethora of financing options.


One of my favorite slogans is a latin term that reads "Victoria Concordia Crescit". In english, this term means "Victory Through Harmony". This is the main slogan for the English Premier League soccer team, Arsenal. Something that I love about Arsenal is that their style of play reflects this slogan perfectly. The ball begins at the back line with their goalkeeper before it moves up the pitch to the defenders. Then, the ball finds its way to the midfielders who create goal scoring opportunities for the forwards and wingers. As you watch their games, its reflective of a ballet, where the movement of the ball is graceful, and the athleticism showcased is extraordinary. Then, just to add to the fun, once the ball torches the back of the net, the fans erupt in a frenzy of enthusiasm.


Just like Arsenal, Momentum Loans goal is to work alongside of you to make sure that your goals are reached, and the ball ends up in the back of the net. The way we do this, is by doing our best to work harmoniously with everyone involved with the loan.


In order to accomplish the goals ahead, everyone needs to do their part. Think of the homebuying process as the ball at the goalkeeper's feet. Once a borrower finds a home they're interested in, the process gets moving, and the ball is kicked forward to the defenders.


This is where we as loan officers come in. We'll send you (the borrower) a loan application to fill out and ask for certain documents in order to keep the ball rolling in a forward direction. The borrower will fill out the application, send over the needed documentation, and then continue in communication with the loan officer to discuss which loan product would be best to pursue. At this point, the ball is passed onto the midfielders.


At this point in the loan process, the loan officers, processors, title companies, appraisal companies, and insurance companies will all work together to make sure that the borrower's loan qualifies for financing. They'll each do their part to ensure that the home appraises for a reasonable amount, the home will be covered by insurance, the transfer of the deed of the home will happen seamlessly, and the documentation and review of the loan flows like a mountain stream: smoothly and steadily.


This process will also include communication with the borrower for added documentation, and real estate agents to keep them updated on how the sale of the home is coming along.


Once all of the documentation is collected to the point where the loan officer and processor feel confident that a borrower is being set up for success, they'll push the loan forward to the underwriter. The underwriter is the last person to touch the ball before the defense opens up, and a forward breaks into open field, ready to receive the final pass. They will review the file and let the loan officer know if there are added needs to complete the file, or they will give it a "cleared to close" status.


Once the Loan officer receives the "clear to close" notification, they'll include the closing and funding team in the transaction, and push the ball onto the closing agent and title company.


This is where the forward receives the ball and gets ready to take the shot.


A closing date will be set, and the borrower will sign the correct documents to complete the purchase of the loan. As the documents are signed and the loan is funded, the borrower takes the final shot...


GGGGOOOOAAAAALLLLLLL!! The key's are given to the borrower, and they are able to begin making their new house, a home.
