What Documentation is Important to Provide Up Front?

When it comes to getting a mortgage, providing the correct documentation to your loan officer is crucial to the progress of your loan. Different situations would require additional documentation. Generally though, borrowers will need to provide the documents listed below with every loan that is processed.


Income Documentation such as the borrower's last two years of tax returns, W-2s, 1099s, and the borrower's last two pay stubs.


A current form of Identification. Alternative ID's outside of a drivers license can also be used, speak with your loan officer about which types of identification will be accepted.


Bank statements with every page of the statement available. A borrower's bank statements will need to show account numbers, account owners name, and deposits and withdrawals.


Proof of funds available to close. If the funds aren't easily located, or obvious to the loan officer, a written letter of explanation might be necessary.


If any other forms of documentation are needed to process your loan, your loan officer will let you know. Before you begin the loan process though, please have these documents on hand. That way your loan officer can have them input into their systems and give you accurate information as to how much you'll be able to borrow, and which loan product would be best for you to pursue.
