Why is A Home Inspection Important?

Many times, a borrower will question if they should have a home inspection completed before closing documents are signed. If you were to ask me if I'd suggest this, I'd tell you yes!


Having an inspection completed means that an inspector will go out to the home being purchased and look around for things that need to be fixed, aren't up to code, or need to be completed before the borrower moves in.


Benefits of a home inspection include being able to find defects or issues that would end up costing a lot of money to fix or upgrade in the long-run. By bringing these problems to light, borrowers and sellers will have enough time to get things sorted before the borrower's close on their new home.


Home inspections also help improve buyer confidence in the condition and value of the home they are getting. Everyone wants a well put together, safe home to live in. By having someone go through the home and check out potential hazards and issues, buyers can be assured that they are getting a home that passes the safety test.


Among the many things that home inspections can bring to light, are: broken windows, peeling paint, issues with insulation, wood rotting, issues with the roof, issues with the foundation, previous owners drug usage within the home that could affect a future homeowners health, and the presence of mice, rats, bugs, or other unwanted animals that would require an exterminator.


Lastly, Home inspections give borrowers leverage for bargaining. Want to get into a home quickly and need some negotiation strongholds? A home inspection can help. Have the inspector give you a list of his/her findings, and use them to negotiate pricing on your desired home.
